NON RESIDENT MORTGAGES SPAIN
We offer mortgages up to 80% for non residents. If however 70% is enough we are able to submit your application to most of our banks. If you are not able to show income we can now offer a non status/ self certification mortgage where we can advance up to 50% of the value of the property. Most our banks lend on the valuation and not the amount you are paying, this is referred to as LTV (Loan To Value)

EQUITY RELEASE OR RE-MORTGAGE IN SPAIN
It used to be difficult releasing capital from your property in Spain for whatever reason you needed it. The Spanish banks used to be of the opinion the owner was in financial trouble and because of this release of capital was almost impossible.

We have spent many years working with several banks to dispel these myths and now we can effectively help you to release the capital you need. About the only question that is still sometimes asked is: what will the capital be used for.

PROPERTY REGISTRATION
Properties are registered in "El Registro de la Propiedad" - the land registry. There are several throughout the whole of Spain. All applications need to be accompanied with property details. For this we need a "nota simple". This is an extract of the deed or escritura in Spanish. Normally the estate agent or your solicitor would supply one for you, however it mustn't be older than a month and if you would like us to help you with this document we can order it for you.
